Posted by Jace Stolfo The Ada County real estate market continued to improve with 23% more home sales in June than May (559 vs. 428). Compared to a year ago, home sales were actually up 5%- only the second year-over-year increase in the last three years. Below you can see Ada County homes sales by month since February. Unlike most years, the number of homes for sale in Ada County has actually decreased this spring/summer. As you can see from the graph below, 2007 and 2008 surged to more than 5000 homes while 2009 has stayed around 3800. The increasing sales and stable inventory of has brought more balance to the real estate market. Boise Real Estate | Boise Home Sale Stats | June '09 Friday, July 10th, 2009 at 2:48pm. Posted by Jace Stolfo Boise real estate homes sales jumped about 16.5% over May. There were a total of 303 home sales of which 26% were Boise foreclosures. The median home price dipped just slightly to $168,250 and average down about 10% to $201,156. The foreclosures in the Boise real estate market dropped from 38.5% just two months ago to 26.4% in June. The reduction is not from less foreclosures selling but instead an increase in "non-distressed" sales. Most of the Boise real estate market had increased in sales including the North End, SE Boise, and South Boise.
