River Heights is the newest phase of Harris Ranch located in SE Boise. Developed by Brighton Corporation, one of Idaho’s largest real estate developers, River Heights offers many unique amenities:

- Access to the Boise foothills by the nearby Ridge to Rivers trail system (some home-sites back to the foothills. Availability subject to change).

- Idaho Shakespeare Festival is just across the street and is a popular summer attraction.

- The new East Jr. High & Riverstone International School are next to the development.

- Less than 10 minutes to Lucky Peak Reservoir for boating, wake-boarding, and jetskiing.

- The Boise River is nearby and so is Barber park (the popular starting point to float the Boise river in the summer).

- The Boise Green Belt offers miles of paved pathways along the Boise River for a gorgeous run, bike ride, or walk.

- The River Heights community center will feature a fitness center and outdoor pool.

Phase 1 of River Heights will have 45 home-sites while later phases will bring the total number to 240. Home prices begin in the upper $200,000′s and go to around $400,000. For the right person, this might be a great property. Although the 4 acres is very narrow (165′ x 1272′), most of it does appear usable for horses. I did not check into zoning, but it looks like the previous owners used it for that.

While it was built in 2003, the quality seems questionable. It looks like the homeowner(s) built it themselves and perhaps were not skilled in all areas of construction. I would recommend having a thorough home inspection done. The challenges to this Boise home getting sold are: its location on Horseshoe Bend Rd, questionable structural integrity, poor floor plan, odd lot dimensions, and some home repairs.
