There were 46 home sales in the Eagle Idaho real estate market last month. This is up 46% compared to the same time last year.  Below you can see how the first four months of this year have compared to the previous two years.

Fifty four percent of the Eagle Idaho real estate sales were Eagle short sales or Eagle bank-owned property.  Below you can see the market share of foreclosure over the last 13 months.  As you can see, the percentage has generally fluctuated between about 35% and 60% with a high of 76% in January. The 13 month average was 51.6%.

Ada County real estate sales were up about 32% compared to the same time last year.  Boise, Meridian, Star, Kuna, and Eagle Idaho had a total of 350 home sales compared to 265 last year.  This is the 9th consecutive month where monthly home sales outpaced the previous year.  The column graph below shows Ada County real estate sales by month compared to last year.

The 32% increase in Ada County real estate sales is the third largest in the last 9 months.  As you can see below, home sales have outpaced last year by as little as 3% and as much as 101%.

Ada County foreclosures made up 50% of the real estate sales in February. There were 175 non-foreclosure sales, 102 bank-owned (REO) sales, and 73 short sales.

Boise Idaho real estate sales dipped slightly from October but were up 48% compared to a year ago.   There were 293 home sales in November '09 compared to 152 of November of '08.  Much of this increase can be attributed to the first-time home buyer tax credit (72% of sales were below $200,000).  The graph below shows the total home sales by month for the Boise real estate market.

Home prices in the Boise Idaho real estate began to level off over the summer but over the last 3 months are reflecting a downward pressure.  Please be aware, when you hear in the news, home prices fell "x" percentage they are using the median sold price to come up with those numbers.  However, those are not accurate statements.  If it were, as you can see in the following

Ada County real estate sales in October posted the highest monthly home sales since August of 2007.  There were 585 single family homes sales this year verses 399 a year ago, a 46% increase.   The graph below shows the monthly home sales for Ada county over the last 12 months.

October was the 5th month in a row where the Ada County real estate sales surpassed those from a year ago.  This is all very positive news.  Another interesting measure to look at is the months of supply in Ada County.  The graph below charts this for both new construction and existing homes for the Ada County real estate market.

As you can see, there's been as much as 16 to 18 months of supply during last winter. Compared to a year ago, October's overall supply rate

Home sales cooled slightly for the Boise real estate market with sales down about 12% compared to last month.   However, Ada County sales overall all were up 10% from last month and 16% from a year ago.  The graph below shows the Boise real estate sales over the last 5 months.

Currently, there's 2168 homes for sale in Boise.  At the August sales rate, that's about an 8 month supply.  A balanced market would be reflected by a 5 or 6 month supply.  The Boise foreclosure market made up 29% of home sales in August.   See graph below:

As you can see in the chart below, most of the Boise real estate sales were in SE & SW Boise.

The Boise real estate market had a 26% gain in home sales over last month with 253 sold (down 9.5% from a year ago).  The average sold price was up to $219,840 from $193,712 and the median  up to $170,000 from $163,000.  These are the higest average and median sold prices in the Boise real estate market since November '08.

The Boise real estate foreclosure market actually had a decrease in market share.  In March and April Boise foreclosures accounted for 38% of all the homes sold while May foreclosures had a 30% market share (19% bank-owned and 11% short sales).

The Boise real estate market had 213 home sales, up from 199 in March.  The increase in home sales seemed to be spurred by the $8000 tax credit, interest rates, home prices and the historical increase of sales during the spring.

The majority of the Boise real estate sales were in the lower price ranges with a median sale price of $163,000.  The highest median price was in NE Boise at $265,000 and lowest in Garden City ($122,000) and the Boise Bench ($127,500).

The area of Boise where homes were selling most quickly was in the North End at only 55 average day's on market.  North West Boise had the higest day's on market with 132.

The Boise Idaho real estate market had a 30% surge in home sales compared to February.  Almost all the increase in sales were due to sales in SW & West Boise areas (46% +/- were foreclosure sales). The chart below shows the Boise Idaho real estate sales by area.

The Ada County real estate market had a slight increase in home sales compared to last month.  February had a total of 265 real estate sales while January had 232.  Existing home sales were down 15.5% from a year ago.  The new construction market had a much larger drop with a 48.39% decline.

The graph below shows the number of existing and new construction home sales since January 2008.

The Ada County real estate absorption rate is graphed below.  For existing homes in February there was 13.9 months of supply and 17.3 months for new homes.

Ada County real estate sales in March are picking up steam.  The first half of March has recorded 170 home sales versus 138 during the first half of last month.
